A young suburb built around the lake

Birtinya is a 5.3 km² canal estate on the Kawana coast, about 92.6 km north of Brisbane. Lake Kawana, with its 2 km buoyed flat-water course, lies to the east, and canals to the west form a large central island. Sunshine Coast University Hospital took its first patients here in March 2017.
Almost half of occupied homes are flats, so heaters are often small, enclosed and shared between strata rules and tenant use. Many apartments rely on an electric hot water system in a cupboard or a gas unit on a balcony wall. Homes beside the lake and canals also face damp, salty air that can wear outdoor fittings.
With 60.2% of homes rented, a broken heater often affects a tenant who can't fix it themselves. Under RTA rules, a failed hot water service is an emergency repair, and if the landlord or agent can't be reached, the tenant can arrange the repair up to four weeks' rent. A responsive tradesperson helps everyone avoid that.
Richard confirms access details, building rules and the heater type before arriving. He diagnoses the fault, explains whether a repair or replacement makes sense, and keeps the owner or agent informed. For a hot water system in Birtinya on a newer house, he can talk through heat pump hot water or solar options, and for hot water systems in Birtinya apartments he plans around space and access.
