Hot water on the Sunshine Beach coastal strip

Sunshine Beach covers about 1.9 km² of coastline in the Shire of Noosa, 1.8 km south-east of Noosa Heads. Its 2,480 residents in 2021 had a median age of 49, older than the figure for Sunrise Beach next door. Occupied homes were 56.9% houses, 17.1% townhouses and 26.0% flats, and 30.8% were rented. That housing mix decides a lot about how hot water systems in Sunshine Beach are repaired and replaced.
On census night 35.5% of private dwellings were unoccupied. When a house or unit sits empty, nobody hears a relief valve dripping or notices an electric hot water tank going cold. Units add another layer, with shared walls, plant rooms and body corporate rules about access and where an outdoor heat pump can sit.
For new installations, like-for-like swaps included, Queensland calls for a temperature control device such as a tempering valve, capping bathroom outlets at 50°C. For a rental or holiday let, that limit protects people who don't know the property's taps. Replacement work is regulated plumbing, and the licensee lodges a Form 4 with the QBCC afterwards.
Richard confirms who holds the keys, whether the body corporate needs notice and what system is in place now. He then quotes a repair or a replacement for the hot water system in Sunshine Beach, books a time with whoever is on site and reports back to the owner or agent. If his week is already full, he tells you early.
